Be careful to compare apples to apples in pricing. Price conventional homes with a wall R-value of 35 and see what your builder says. Code is R-19 to R- 21 and the new International Building Code is R-26. Why is the minimum wall insulation level going higher you may ask?

Did you know that the vapor barrier installed by code attributes to mold growth?

The United Building Code (UBC) has the same design for all climates & weather patterns? Is this logical?

The true insulation  factor for a 2x6 fiberglass batten wall system with is R- 12.7 not R-19.

Square Footage and Building Cost 3042 sq. ft. house, 624 sq. ft. attached garage/large storage.

Total 3938 living & garage sq. ft.

Costs are similar to conventional building in your area. The inside of the exterior straw bale wall has to be plastered, so the difference is the cost of plastering verses drywall. The plastering cost varies depending on your location, amount of local stucco crews. Your cost will depend an the finishes selected, owner/built homes can save dramatically below professional pricing.

Number of Rooms: 3 Bed, 2 Bath; Third bedroom is designed to be converted into separate studio or care giver apartment with plumbing rough -in.

Kiva fireplace/bancos separating the dinning room & living room.
Construction Style:

Wood post & beam, straw bale in-fill.
Plan Cost:
50 cent per square foot

Design changes to plans are based on estimated quote.

 
Special note The passive/sun tempering solar attributes are designed after a clerestory fashion. A long narrow lot with roof monitors for solar gain & natural day lighting into the middle & North rooms.

Proper sitting of this design would have the long axis parallel with North South.

A beautiful atrium/stone waterfall, with rooms radiating from the center. Cooling clerestory, roof designed for water catchment.

Heating and cooling of this home should be a minim of 20-30% + less than a conventional house depending on ceiling insulation values. With both the passive solar gain & the cooling atrium/tower.
